First Time Coming to Pearland, Texas – Did You Know?
YESTERDAY
Pearland had origins in 1882, near a siding switch on the Gulf, Colorado and Santa Fe Railway, and when a post office was established in 1893, it was named Mark Belt. At that time, Pearland had many fruits that were harvested by residents, so eventually “Pearland” made a good name for the community.
Pushed by developers Allison & Richey Land Company as an “agricultural Eden”, the first subdivision was called Suburban Gardens. In 1900 and 1915, the Galveston hurricanes destroyed the large part of the fruit trees and decreased growth for a considerable period of time, which resulted in desertification in the area. Then in 1918, with agriculture rebounding, there was a debilitating freeze. Then oil was discovered in the now Hastings Oilfield in 1934, but it was more in the 1970sthat the town had grown to its present-day population. Dance halls and beer joints used to draw people from the Hastings and Manvel oil fields.
TODAY
Pearland falls within Texas’ Houston–The Woodlands–Sugar Land metropolitan area, with much of the city in Brazoria County, some parts reaching into Fort Bend and Harris counties. Population in 2010, was 91,252, a large jump from 37,640 at the 2000 census. Pearland’s 142 percent growth ranked it as the 15th fastest growing city in the country during that time.
PRIME LOCATION
The geography changed in the 1990s, as developers began buying large tracts of land to build homes on. The rice fields became covered with houses. The Texas State Highway 35/Main and Broadway intersection was the historic town center of Pearland. Suburban development is found on the west side, and older houses on the east side of town, where Pearland’s rural roots still show.
Pearland is attractive to big medical-related companies seeking a location due to the community amenities and available workforce. Fall of 2013 will bring Kelsey-Seybold Clinic’s new 170,000 square-foot administrative office building with 800 employees to Shadow Creek Ranch. Hundreds of workers also recently began at two other medical manufacturing facilities, Cardiovascular Systems and Merit Medical Systems.

Pearland is Texas’ top-rated retail market, with the retail sector offering top notch shopping and dining experiences. Pearland Town Center is a 1,100,000 square foot lifestyle center that opened in 2008, which includes Macy’s, Barnes and Noble, Dillard’s, and Sports Authority.
